RBD Architecture & Interiors is a RIBA Chartered architectural practice based in Knightsbridge, specialising in high-end residential architecture and interior design across central and west London.

Many residential projects in London require more than one approval before work can begin. At the beginning of each project, we advise clients on which permissions are likely to be required and the best route forward. London’s planning environment is particularly complex. The Royal Borough of Kensington and Chelsea, Westminster City Council and Camden each operate within detailed planning frameworks, and in the neighbourhoods where RBD most often works, the constraints can be especially demanding.

A large proportion of Kensington and Chelsea falls within designated conservation areas, while parts of Westminster are also subject to additional planning controls, including Article 4 Directions. In these areas, external alterations that may be straightforward elsewhere such as replacement windows, rear extensions or roof alterations often require planning consent. Internal alterations to listed buildings may also require Listed Building Consent, even where the works are not visible from outside.

These controls help preserve the architectural character of London’s finest residential streets. Navigating them successfully requires careful planning research, a clear understanding of local policy, and experience in preparing sensitive, well-supported applications.

Estate Approvals and Licence to Alter

A factor that often surprises clients is the role of London’s private estate companies in residential architecture.

In areas such as Belgravia, Mayfair, Chelsea, Knightsbridge, Marylebone and Kensington, many properties sit within historic estate ownerships or estate management areas. These can include Grosvenor, Cadogan, Howard de Walden, Phillimore and other London estates.

For structural or significant alterations, clients may need a Licence to Alter or estate approval in addition to planning permission, listed building consent and Building Regulations approval. This is a separate process, often requiring drawings, structural information, method statements and review by the estate’s surveyor or appointed consultants.

The process can take several months and needs to be considered early. If it is missed, it can delay the project and create unnecessary cost.
